LEASEAGREEMENTagreementofleaseismadeonthis16thdayofdecember2003byandbetween:-ghazalawaheedw/oabdulwaheed,adult,r/ohouseno.***-*,dha,lahorecantt,(hereinaftertoasthelessoroftheonepart).***,r/ochina,refereedtoasthelesseeoftheotherpart.(expression“lessor”“lessee”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees).thelessoristhelawfulownerandinlawfulpossessionofhouseno,***-*,dha,cantt,consistingof4bedroomswithbath,d/d,tv;lounge,kitchen,store,servant,quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).whereasthelessorhasagreedtheleaseandthelesseehasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:-thisagreementinonlyvalidiflesseeisrenewedandextendedfortheleaseperiod.thelessorletslesseetakesthedemissedpremisesforaperiodof12monthsfrom15thjanuary2004.theleaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiodtherentofthedemisedpremisesshallbeusd3,300/-(usdollarsthreethousandandthreehundredonly)permonththelessorherebyacknowledgesreceiptofthesumofusd.19,800/-(usdollarsnineteenthousandandeighthundredonly)permonth.itisherebyagreedbetweenthepartiesthatthelesseeshallpaytheaforesaidmonthlyrent3,300/-(usdollarsthreethousandandthreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thjuly2004.6.thatthelessorherebyacknowledgesreceiptofthesumofrs.60,000/-(rupeessixtythousandonly)fromthelesseeasfixededpositsecuritywhichshallberefundedtothelesseeongivingbackthevacantpossessionofthedemisedpremisesafterdeductionofdamages/shortagesoutstandingbillsforelectricity,water,gasandtelephonechargesetc,againstthedemisedpremises.lesseeherbyconvenantswithlessorasfollowing:topaytothelessortherentherebyreservedinthemannerbeforementioned.thatthelesseeshallnotatanytimeduringtheterms,withouttheconsentinwritingofthelessor,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,thelesseeshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.tousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbymr.****family.nottosubletthewholeoranypartofthepremises.topayregularlythebillsforelectricity,gas,waterandtelephonechargesinrespectofthedemisedpremises.acopyofallthepaidutilitybillbeforwardedtothelessoreverythreemonthregularly.incaseofdisconnectionofanyfacilityduetonon-payment,lesseewillberesponsibletogetthemrestoredandpaythesame.allduesmustbeclearedbeforetheexpiryofthelease.thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.lessorherebyconvenantswiththelesseeasfollowing:-topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofdemisedpremises.nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.isherebydeclearandmuturallyagreedbetweenthelessorandlesseeansfollwing:=thelesseeandthelessorshallhavetherightandoptiontoterminatethisleaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveone(1)monthnoticeinadvancetoeitheroftheparties.themeterreadingofvariousutilitiesareasgivenbelow:-meternumbertoday’sreadingelecricity————————————————gas————————————————telephone————————————————water————————————————thatthelesseehasalsoagreedwiththelessorforamandatoryincreaseinrentby10%perannum,therentwouldbeenhancedtors.36,300/-(rupeesthirtysixthousandandthreehundredonly),shouldthelessorandiesseemutuallytorenewthelease.itcanbenegotiatedbetweentheparties.thepartiesheretohaveexecutedthesepresentsontheanddayabovewritten.ghazalawaheedno._______________________passportno.___________________
