星河苑小区2号楼工程设计说明书

设计总说明I设计总说明从本世纪初开始，我国建筑行业特别是房地产行业得到了突飞猛进的发展。但是由于2011年国家逐渐对房地产的限购等政策，使房地产的发展遇到了瓶颈，同时也影响到施工企业的生存和发展。在这种情况下，施工企业需要加强对工程进度和资源调配的控制，便于施工单位加强对工程进行过程中的资金控制，提高资源有效合理的利用，有效的保证工程质量，以实现项目集成化管理、提高项目管理效率，达到节约成本的目的。本设计为项目管理软件在星河苑小区2号楼工程中的应用。星河苑小区2号楼工程主体共18层，其中地下室一层，层高3.54米，底部加强部位为地下一层，地上一层、二层。建筑抗震等级四级，设计使用年限50年，结构形式是抗震墙结构，高度52.2米，基础采用筏板基础，无人防构造，其他说明在此省略，如需要详见建筑施工图纸中建筑设计说明部分。本设计包括两大部分，一部分是计算部分，其中包括工程量计算书、钢筋配料表、综合单价分析表、工程量清单计价文件；另一部分是文字说明部分，即设计说明书，主要包括工程价格分析，本工程进度计划、成本计划、资源使用计划编制。第一部分计算部分计算部分的主要内容是对建筑工程、装饰装修工程费用的计算，工程费用由分部分项工程费、措施项目费、其他项目费、规费和税金组成。计算过程中遇到的问题和解决措施：（1）土、石方工程、挖土时应注意预算量与清单量有一定区别区别，预算量是加工作面及放坡系数的，而清单量只是计算基础最低处的宽度×长度×高度，不加工作面及放坡。仔细了解清单和定额的计算规则，准确无误的计算出工程量。（2）构造柱马牙槎部分模板计算与砼量计算不同，计算模板时，马牙槎出多大算多大，不能按马牙槎一进一出以1/2计算。设计总说明II（3）本工程中的混凝土强度等级在1到10层和11层以上是不一样的，计算时注意加以区别，以便于准确计算钢筋保护层厚度。（4）块料面层、木地板、活动地板，按图示尺寸以平方米计算。扣除柱子所占的面积，门窗洞口，门窗洞口的地面经常漏算。第二部分文字说明部分文字说明部分依据计算部分，进行本工程进度计划、成本计划、资源使用计划的编制，并计算项目工期，输出施工进度计划横道图、资源需求计划。通过星河苑小区2号楼住宅楼项目管理策划，综合运用工程技术、项目管理、工程经济和相关的软件知识，较为完整完成了对星河苑小区2号楼住宅楼工程的用软件绘制横道进图计划、资源需求计划，将软件的使用应用到项目的信息管理、合同管理、进度管理、成本管理等方面，实现项目的集成化管理、以提高项目管理效率。(1)工程价格分析结合星河苑2号楼的工程造价，主要分析了本工程价格构成的编制依据、分部分项价格、材料价格、单方造价、单方钢筋用量。(2)进度计划编制首先介绍了本工程的工程概况，通过对工程概况的研究，做出工程施工方案、主体工程和装饰工程施工方法，以及工期、进度控制，以及文明施工和成品保护的措施。(3)成本计划编制简单介绍了几种成本控制的方法，根据工程实际情况在不同的阶段选择不同的成本控制方法，以使公司最大可能节约成本。（4）资源使用计划编制结合本工程编制了劳动力计划表、机械设备投入计划表、常用检测仪器计划表、主要周转材料计划表。关键词：项目管理；工程造价；进度计划；资源需求计划GeneralInstructionofDesignIIIGeneralInstructionofDesignFromthebeginningofthiscenturyChinaconstructionindustry,particularlyintherealestateindustryhasbeenthedevelopmentofmakeaspurtofprogress.Butbecausein2011thecountrygraduallytotherealestatepurchasepolicy,therealestatedevelopmenthasencounteredabottleneck,butalsoaffectthesurvivalanddevelopmentofconstructionenterprises.Inthiscase,theconstructionenterpriseneedstostrengthentheprojectscheduleandresourceallocationcontrol,convenientconstructionunitstostrengthenengineeringprocesscontroloffunds,improvingresourcereasonableuse,ensureprojectquality,inordertoachievetheprojectintegrationmanagement,improvetheefficiencyofmanagementoftheproject,toachievethepurposeofsavingthecost.ThedesignfortheprojectmanagementsoftwareintheStarshipDistrictCourtin2#application.GalaxyGardencommunity2#buildingconsistsof18layers,whereinthebasementlayer,thelayeris3.54meterstall,thereinforcingpositionstothegroundfloor,groundfloor,twolayer.Buildingseismicgradefour,designlifeof50years,thestructureformoftheshearwallstructure,theheightof52.2meters,thefoundationraftfoundation,nocivilairdefenseconstruction,otherdescriptionsinthisomitted,suchastheneedfordetailedconstructiondrawingsofarchitecturaldesignspecification.Thedesignincludestwoparts,onepartiscalculated,includingtheengineeringquantitycalculation,reinforcedthelistofingredients,integratedunitpriceanalysistable,valuationofprojectvolumedetailedlistfile;anotherpartisthetextpart,namelythedesignspecifications,includingtheengineeringpriceanalysis,theprojectschedule,costplanning,resourceplanning.ThefirstpartofcalculationsectionGeneralInstructionofDesignIVCalculationofcomponentsofthemaincontentsofconstructionengineering,decorationengineeringcostcalculation,costofprojectbyprojectfee,measurestheprojectcost,projectcost,feesandtaxesothercomposition.Calculationofprocessproblemsandsolutions:(1)soil,rockengineering,excavationshouldbepaidattentiontowhenbudgetamountandbillofquantityhascertaindifference,budgetamountistheprocessingofsurfaceandtheslopecoefficient,andthelistisonlycalculatedonthebasisofthelowestwidthxlengthxheight,withoutworkingfaceandslope.Acarefulunderstandingofinventoryandquotacalculationrules,accurateprojecttocalculatetheamountof.(2)structuralcolumnhorsetoothtroughsectioncalculationtemplateandconcretecalculation,calculationtemplate,horsetoothtroughoutmuchtoomuch,notbyhorsetoothtroughintoonewith1/2calculation.(3)theprojectoftheconcretestrengthgradein1tothe10layerandthe11layeraboveisnotthesame,payattentiontodifferencecalculation,inordertoaccuratelycalculatethethicknessofreinforcedprotectivelayer.(4)theblocksurfacelayer,woodflooring,flooractivities,byiconsizetosquaremete.Deductionofpillarsofthearea,doorandwindow,windowanddooropeningsonthegroundoftenmissed.ThesecondparttextpartTextsectionaccordingtothecalculatingpart,theprojectschedule,costplanning,resourceplanning,andcalculatedprojectduration,outputconstructionschedulebarcharts,resourcerequirementsplanning.ThroughtheMilkyWayGardenDistrict2#floorresidentialbuildingprojectmanagementplanning,comprehensiveutilizationofengineeringtechnology,projectmanagement,engineeringeconomicsandrelatedsoftwareknowledge,morecompletecompletedontheStarshipDistrictCourtin2#floorresidentialbuildingconstructionusingsoftwareGeneralInstructionofDesignVrenderingcrossingintotheplan,resourcerequirementsplanning,useofthesoftwareapplicationtoprojectinformationmanagement,contractmanagement,schedulemanagement,costmanagement,projectintegrationmanagement,toimprovetheefficiencyofmanagementoftheproject.(1)EngineeringcostanalysisCombinedwiththeStarshipcourt2#buildingengineeringcost,mainlyanalyzestheengineeringpriceconstitu
